As the name suggests, Propertiesonline Ltd operates predominantly online The advantages of forwarding a valuation report by email : o We can provide a much more rapid response This is particularly useful if a client is bidding at auction on short notice o We issue the report in PDF format. This can safeguard a report against illegal tampering ( eg fraudulent cutting & pasting etc) o The file size remains small (even with many photos included) This means a recipient can download the PDF attachment very quickly o We eliminate unnecessary printing & delays in the post (our non-paper reports have an electronic signature) o Recipients can archive the report on hard-drive rather than having to file volumes of paper (printing hard copy only if & when necessary). The advantages of ordering a report by email o All the relevant information can be provided at one time rather than in piecemeal fashion . We need: 1) the address of the property 2) the client name(s) or applicant name where different 3) the correct bank address & who is acting on the client’s behalf. 4) the contact phone numbers, mobile numbers, & especially the email addresses of the client, broker & lender where relevant 5) the tenant or agent contacts so we can get access instructions . All these details allows us to process a report more efficiently. 6) the category of property (which of course determines the fee) along with any value expectation we should be made aware of etc o Payment of valuation by direct credit Our policy is not to release a report until payment of the valuation fee into our account has been verified (of course, cash or bank cheque obtained on site is always acceptable). The benefits of our reporting style : o The report has a logical , clear format to allow reading at a glance o We can include colour photos of kitchen, bathroom & other features as well as the mandatory photo of the main dwelling, so we can show as well as tell. The report is thus more pictorial than narrative. This enhances its readability, while still covering all the necessary elements succinctly o A minimum of 5 most recent comparable sales are tabulated. Each sale has been inspected and is accompanied by an up-to date colour photo to verify we have visited the sites. o Several sales databases are resourced (including the Real Estate Institute) to ensure the latest information is available.
